Problem:
This roof had 5 layers of poor cheap product that had started to break down the structure of the roof. The layers make it feel sound under your feet, but what you don't realize is that it's cracking under the layers as you step. The homeowner first noticed water coming down the brick face of the fireplace. They then realized water was leaking in a few spots and getting into the interior walls.
Solution: Because of the bad roofing product and the structural issues, we had to do a complete tear down to the joist. The new roof was a GAF 60 mil everguard TPO. Typical contractors will use 40 mil for residential projects. We like to use the 60 mil because it's backed by the most extensive Study done on roofs by GAF. It's a thicker material, adds years to the roof and get's homeowners a longer warranty.
